In this unusual assignment, we were approached by Abbeyfield Southern Oaks in early 2017 to assist them in the operational cost modelling of a new development of 60 assisted living apartments in the south of England that had yet to come out of the ground. Work involved the development of the facilities services budget and operating model prior to the development of tender documents to be used by Abbeyfield Southern Oaks to use in the open market when selecting service providers.
The scope included
• Service Charge and Sinking fund budget modelling
• M&E Specification Development and procurement
• Procurement of caterers for restaurant facility
• Cleaning, laundry and landscaping specification and procurement
• Energy modelling
We worked closely with the client since 2017 to ensure their service lines will meet the requirements of their operating model and continue to be their trusted advisors on this area as they start to market and property and will help mobilise services in the near future to ensure they are operating come open day.
Conclusive Results: Our involvement so far with Abbeyfield Southern Oaks has resulted in a clear appreciation of the operational budgets and specifications being in place prior to and during the construction phase of this exciting project. We continue to work alongside the client team at each stage of the development and continue to lead their procurement process to ensure they have their service lines operating from day one.
